Situated at the intersection of Madison Avenue and 69th Street, KHAITE’s second Manhattan store represents a thoughtful evolution of the brand’s concept within a historic New York City district. Following the design of 165 Mercer Street, founder and creative director Catherine Holstein partnered with architect, Griffin Frazen, for the brand’s uptown location.

The interior organization of the space draws inspiration from Japanese tatami mat principles – an architectural element that historically shaped both spatial design and social customs. This influence is reinterpreted through large format hot rolled steel plates that are thoughtfully arranged on the floor without fasteners or additional finishing, creating a flexible modular grid that guides movement and spatial organization.

The display elements emerge seamlessly from the steel floor plane. Curved through a precise, hand-controlled method, the floor displays appear to peel upward from the ground plane, revealing glimpses of bronze beneath – suggesting a depth and material layering. These versatile elements serve dual purposes, transforming into both product displays and seating areas while maintaining the flexibility to evolve with the space.

After securing landmark’s approval, the storefront was transformed with the redesign of seven window bays along both street sides. The new facade features custom solid bronze window frames with oversized glass panels that maximize transparency and natural light. The choice of bronze – a noble metal that develops a rich patina over time – creates a minimalist yet distinct presence that harmoniously integrates with the surrounding neighborhood. A significant addition of a second public entry on 69th Street establishes a symmetry along a diagonal axis through the space, fundamentally informing the interior layout and creating a new relationship with the street.

The materiality tells its own story: the steel, a signature of the brand's aesthetic, is elevated to a finished material that, like the bronze exterior, possesses a durational quality. Heat marks and textures from the forging process create an iridescent effect, while the hand-finishing of all materials reinforces the space's character. Where the SoHo location utilized steel for vertical walls and enclosures, here it defines the ground plane and rises to create functional elements.

The intimate scale of the space is thoughtfully managed through architectural decisions: lower ceilings encourage floor-based displays, while full-height doors and wall niches accentuate vertical dimensions to create an expanded sense of space. The windows, brought as close to street level as possible, blur the boundary between interior and exterior, creating a seamless transition between the public sphere and the retail environment.
